We chose the name and domain URL 'Stress-Free Tenants' .com for our website because we are indeed stress-free tenants for your investment property. As you learn more about us on this website, you will see evidence that we are indeed exceptional tenants.
Renting a property is an honour & privilege - it is, after all, the property owner's investment, home or both.
Another reason we chose the Stress-Free Tenants name is that the accepting property owner and associated real estate agent leasing consultant, and the property manager can each have 90 minutes of free coaching from Leon on reducing stress and enabling the power of one's deep subconscious mind to effect significant life change. In the case of a private rental, the property owner can receive three 90-minute coaching sessions at no cost. Leon has excellent skills in stress reduction coaching and more - his clients include doctors, mental health professionals, two 8th Dan martial arts Grandmasters, business leaders, sports people, spiritual folk, scientists, atheists, and military/special forces. Leon usually charges a minimum of $330 an hour, so 90 minutes is $495 of value.

A previous landlord (Ipswich private rental from 2020) gave us an excellent reference, describing my husband and me as 'marvellous tenants', and she said the property is in much better condition than when we moved in. My husband and I paid for significant improvements and repairs with her permission, using qualified, competent tradespeople where required. (Value more than $2000, plus Leon's time on project management and some of the work involved). She told us that if we ever decided to leave, she would sell the property because she did not want to deal with other tenants due to bad experiences over some years with previous residents! She stated she was selling because the other owner has become unwell.
The daughter of the unwell owner, who is a licensed real estate agent, commented to us that we are 'world-class tenants'.
At our previous tenancy to the Ipswich one, the Gold Coast agent commented in 2013 that we had an excellent exit status and that the property was in better condition than when we moved in.
Between our last tenancy which started in 2020 and the previous one in 2013, we lived for some years with a friend who owned the property until 2019. We had a degree of financial interest in the situation, which included paying for a complete bathroom renovation, though it was never repaid despite a significant profit on the house and a verbal agreement - the so-called friend deceived us. After this, we stayed for short periods with another friend who was a tenant. On the first occasion, significantly due to our efforts, the agent told him he had been a 'perfect tenant'. At the next one, the agent on the exit stated that the premises were in better condition than when he moved in, again due to my husband's and I's efforts.
We have always paid the rent on time, and I am a diligent worker; raised by my parents to have a good work ethic, which my employers have appreciated over the years.
My husband and I are warm, kind, generous, gregarious people who develop quality relationships with the people we interact with. I was born in Australia, and my husband is British; he emigrated here in the early 1980s.
We are both Christians and have a 'genuine spirituality', not a toxic religious one. Presumably, you have come across them! We avoid them too! We regularly attend local churches.
I am the Arts Curriculum Leader (teacher) at a private school with a permanent position.
My husband Leon is a 'house husband' responsible for cleaning the house, shopping, washing, gardening and other administration. As a teacher, I can mark him 9/10 for this! Leon has a part-time self-employed activity, being a mentor and mind coach. Leon is currently writing a book and redeveloping his website/associated Internet business technology to enable large numbers of people to benefit from his extensive and profound experience. Leon still helps clients via Zoom calls, including some from overseas. In the past, he has also done in-person corporate consulting and training and will do more in the future. Leon, though not a schoolteacher like me, holds a Blue Card security clearance to work with children. Blue Card holders are monitored daily by the Queensland Police Service.
We have a frugal lifestyle, do not smoke, consume drugs or drink, and exercise regularly; Leon and I enjoy excellent physical and mental health.
Leon is deaf and wears hearing aids. He was not born deaf, so he speaks well. He became deaf when very young due to parental neglect and abuse, from which he has mentally recovered (without ever consuming prescribed drugs) - hence his in-depth knowledge of healing deep trauma, activating neuroplasticity and more. Leon is peaceful, joyful, fun, intuitive and an excellent husband!
We do not own a pet and definitely have no plans to get one - not even a 'secret' one, which some tenants hide during property inspections. We have previously owned cats, including a stray cat we adopted; otherwise, it would have been 'euthanised' by an animal 'welfare' organisation.
My children are adults, and there are no grandchildren. Leon has no children. So no young children will be on the property. We do not hold parties or play loud music, etc. We cultivate excellent, harmonious relationships with neighbours, which benefits us, them, and the property owner.
Hobby-wise, I enjoy art, photography, hiking, bird watching, reading & volunteering/helping the community. Leon's interests include philosophy, psychology, neuroscience, spirituality, nature, reading, business, health, history, science, technology, writing, anthropology, poetry, history, photography, bird watching, art, music, books, Tasmania, sociology, fitness, philanthropy & volunteering/helping the community.
Our Ipswich fixed-term lease expired on 30 June 2023, so we were able to take on a new property from earlier than that onwards, even if it involved 'double rent' for a few weeks or so. We sought a three-bedroom (or possibly four) property.
The rent agreed upon was $330 per week at the start of our Ipswich tenancy agreement. Late in 2022, the property owner asked if we would pay $360 a week from 1 January 2023. While we were not obligated to do this, being on a fixed-term lease with no clause about rent increases, we agreed. Our bank Rent Account record shows the note per transaction of "RENT INCL30 GRATIS" to indicate that it is a goodwill payment we were not required to pay - proof of these bank records is available.
We have a good relationship with the property owners of our current rental. Among other things, we have (with owner approval) spent our money on improving the property and have also advised them that they are welcome to visit for an inspection at any time, even unannounced. We have nothing to hide.

While we are happy with our current rental overall, and don't feel a significant urge to move, there have been some genuine* concerns that we don't feel free to discuss with the people involved. (* we are not difficult or unreasonable people). More issues may arise.
We are thus softly open to finding a suitable property around mid-year with an owner/s and a property manager who will appreciate our good qualities. Ideally, we prefer a private rental for various reasons. We are looking for a 12-month lease and would ideally like to stay in the same place long term.
